Why property valuation matters

Your real estate may be one of your most important assets. Its value deserves more than a guess.

A home can represent years of savings, family memories, and future opportunities. But when you are transferring property, administering a trust, making a gift, or documenting assets for financial planning, yesterday’s purchase price and automated online estimates may not answer the question you actually need answered.

01 / CLARITY

Understand a key asset

Receive a professional opinion of value developed for your specific property, effective date, and intended purpose.

02 / DOCUMENTATION

Support important records

Provide trustees and advisers with documented real estate analysis rather than relying solely on assumptions or automated estimates.

03 / PLANNING

Make informed decisions

Help frame conversations about gifts, transfers, ownership planning, distributions, and asset reviews with a clear valuation starting point.

Understanding the service

What is a trust or financial planning appraisal?

It is a real estate appraisal prepared for a clearly identified planning or administration purpose. Depending on the assignment, the opinion may address current market value or a value as of an earlier date.

Our analysis considers the property’s physical characteristics, condition, location, applicable market evidence, and other factors relevant to the value conclusion. The report identifies the effective date, scope of work, and intended use and users.

Important: An appraiser determines real estate value. Attorneys, accountants, trustees, and financial advisers determine how that value should be used in trust documents, tax filings, legal decisions, and financial plans.

Common valuation situations

Different financial decisions call for different appraisal questions.

TRUST ADMINISTRATION

Documenting the value of trust real estate

A trustee may need a supportable value opinion for inventory, accounting, decision-making, or distribution discussions. The trust instrument, applicable law, and professional guidance determine what valuation is required.

REAL ESTATE GIFTS

Giving property to a family member

If you plan to gift a home, land, or another real estate interest, fair market value may be relevant to gift tax documentation. Consult your tax adviser about any filing obligations and whether the appraisal must meet particular qualified-appraisal requirements.

FAMILY WEALTH PLANNING

Preparing for the next generation

Real estate often represents a substantial share of family wealth. A documented value can inform discussions about asset allocation, succession strategies, or future transfers, without dictating the legal or tax strategy.

HISTORICAL VALUE

When the required date is in the past

Some trust or estate matters need retrospective valuation. We can evaluate whether sufficient historical data is available to develop a credible opinion as of the requested effective date.

Why True Value Appraisal?

Important planning deserves a thoughtful, independent valuation.

Questions we hear often

Trust & financial planning appraisal FAQs

Understand the important differences before you order.

Do I need an appraisal to put my home into a living trust?

Not always. Simply transferring a home into a living trust does not automatically require a new appraisal. The need depends on the transaction, trust terms, lender or adviser requirements, and applicable law. Ask your attorney or tax adviser what documentation is appropriate.

Why would a trustee request an appraisal?

A trustee may need a documented value for trust accounting, administration, asset review, proposed distribution, sale planning, or questions among beneficiaries. The trust terms and adviser guidance determine which valuation date and report are relevant.

Can you appraise a home before I gift it to my children?

Yes, subject to assignment acceptance. If the appraisal will support a gift tax return, discuss the applicable documentation and qualified-appraisal rules with your tax adviser before placing the order.

What is the difference between market value and equity?

Market value addresses the value of the real estate under the stated definition and assignment conditions. Equity generally considers debt or liens against that value. An appraisal is not, by itself, a complete financial statement or net-worth calculation.

Can the appraisal be prepared for a previous date?

Potentially. Retrospective assignments assess value as of a specified historical effective date, using evidence relevant to that point in time. Feasibility depends on the property, available information, and agreed scope.

Is a Zillow estimate sufficient for my trust or tax records?

An automated estimate may provide general context, but it is not the same as a property-specific appraisal developed for your intended use. Your attorney or CPA can advise whether a formal appraisal is necessary.

Can my attorney or CPA receive the report directly?

Yes, when the engagement identifies the appropriate client, intended users, and authorized recipients. Appraisal confidentiality rules mean we cannot automatically share a report with anyone who requests it.

How much does a trust or financial planning appraisal cost?

Fees vary with location, property type, complexity, effective date, access, and reporting requirements. Provide the address and intended purpose through our order form and we can review the assignment and quote a fee.

Does an appraisal guarantee IRS acceptance or a certain tax result?

No. An appraisal provides a value opinion, not an assurance of tax treatment, filing compliance, or acceptance by an agency or court. The IRS and other authorities apply their own rules. Work with your tax and legal advisers regarding required qualifications, timing, and documentation.

Educational information only; not legal, tax, investment, or financial advice. TVA does not draft trusts or determine gifting strategies, tax basis, exemption eligibility, or the distribution of trust assets.
